Valuation services for all types of properties and for a wide range of purposes, including pre-purchase and pre-sale assessments, partnership dissolution valuations, estate asset evaluations and equitable distribution, protected tenancy assessments, and determination of fair rental value.
The firm conducts appraisals in both urban and rural areas, covering residential apartments, agricultural estates, auxiliary farms, income-generating properties, industrial facilities, commercial spaces, offices, gas stations, hotels, nursing homes, and agricultural land.
Valuations for Collateral Purposes
As part of the firm’s extensive professional experience and deep understanding of the financial system’s requirements, we specialize in preparing real estate appraisals and valuations for various lending institutions, in accordance with Israeli Standard 19.
Our team is highly familiar with the regulatory requirements of financial institutions, including both banking and non-banking entities, as well as the required workflows and procedures. We operate with efficiency, precision, and continuity to ensure smooth and effective case handling.

Economic Feasibility Analysis
We conduct comprehensive financial analyses to assess the feasibility and viability of real estate projects, from both a developer’s perspective and that of property rights holders.
These evaluations are carried out for vacant and undeveloped land, urban renewal projects such as evacuation and reconstruction (pinui-binui), as well as all urban regeneration frameworks, including combination transactions and National Outline Plan 38 (Tama 38) in all its amendments.
Urban Renewal
We approach urban renewal as a fundamentally human process, supported by strong expertise in appraisal, planning, economics, and legal frameworks, along with a deep understanding of the relationships between developers, property owners, and local authorities.
Our firm acts as the tenants’ appraiser in urban renewal projects, accompanying clients from initial appointment through to the issuance of the occupancy permit, while delivering professional, efficient, and timely service.
Our services include scoring-based valuations for apartment allocation, rental assessments for temporary housing, evaluation of guarantees, review of the developer’s zero report, and analysis of the fairness of the compensation offered to tenants, alongside additional appraisal services as required.
Consulting
Leveraging the extensive experience of the firm’s principals and team in appraisal, economics, engineering, and planning, we provide professional advisory opinions to companies and private clients, with the goal of maximizing property value both before and after a transaction.
Betterment Levy
We provide guidance and representation for developers and private property owners in appeals against betterment levies, including proceedings before a deciding appraiser and representation before appeals committees. We also assess expected payments at early planning stages. Drawing on our experience with planning and building authorities, we work in collaboration with developers to propose planning alternatives that may reduce exposure to betterment levy liabilities.
Israel Land Authority (ILA)
We provide property valuation services in the context of appeals against assessments issued by the Israel Land Authority (ILA), as well as a comprehensive analysis of all expected payments related to real estate transactions involving leasehold properties. Our services cover both urban and agricultural sectors, ensuring a thorough and accurate evaluation of financial obligations in each case.
IFRS
The firm provides real estate valuation services for financial reporting purposes, in accordance with securities regulations and applicable accounting standards, including IFRS.
Real Estate Taxation
We assess the value of development rights subject to taxation under Section 49Z, analyze expected tax liabilities in purchase or sale transactions, and evaluate consideration values for tenants in combination transactions and urban renewal projects.
